Get your Nutown Realty commission rebate!

If allowed by your builder, Nutown Realty will credit you back half of the real estate commission paid to us by your builder. Typical rebates are 1.5% of your purchase price. For a $200K home, this would be $3000 credited to you at closing! To get this rebate, Nutown Realty must represent you as your real estate broker and you must inform the builder of this at your first contact with the builder. Using a broker will not increase your purchase price. Builders will NOT discount your home the amount of the real estate commission if you don't use a broker.

Unfortunately, many builders will not allow us to give buyers rebates because they have had problems with similar programs in the past. We are working on changing their minds. We will let you know which builders allow rebates.

To ensure you get your rebate and to ensure we are able to represent you during your purchase, you must do the following:

  1. Tell the builder the first time you contact them that Nutown Realty is representing you as your real estate broker. If you don't give them any contact information, tell them again the first time you give them any contact information.
  2. Tell the builder again the first time you meet with them that Nutown Realty is representing you as your real estate broker.
  3. To be legal, the fact that we are rebating you a portion of our commission must be mentioned in you your purchase agreement. You or your builder rep can call us for the wording that is needed.

To be -eligible- for the rebate:

  1. You must not already be registered with the builder without Nutown Realty. Or, if you have registered with them in the past, your last contact with them must have been at least 60 days ago.
  2. You must not have been shown any of the builder's homes by another Realtor within the last 60 days. Unless the Realtor is willing to release you.

These restrictions apply to the specific builders you visited. You would still be eligible for the rebate if you purchase from another builder.

These restrictions are designed to protect our reputation with builders and other Realtors. We do not want our rebate program used to unfairly take a builder's profit or another Realtor's commission. If these restrictions apply to you but you would still like us to represent you, please contact us. We may still be able to represent you even though we will most likely not be able to give you a rebate.
